MiModula Details

All our buildings are constructed using a UK SIP panel technology. Developed in the United States in the early 1930’s these Structural Insulated Panels (SIPs) are a structural frame made from a sandwich of two layers of structure and one layer of insulation with widths which are 1.22m  wide x 2.3m in height as well as half modules 0.61m in width. To achieve a great U value we use 75mm insulation – more than many of our rivals.

Modular design timber framework using nominal 38, 138 mm treated Engineered/construction grade timber / construction ply incorporating slab insulation (nominal 70-75mm thickness) with a waterproof membrane skin.

Wall Frames

Modular pre-fabricated wall panels using construction grade treated timber (nominal 68 x 38) for structure, MR ply face with a waterproof membrane to outer face and full slab insulation.


MiModula uses a revolutionary, patented ground screw foundation system. This means a stable foundation system is installed in a matter of hours, is clean and suitable for timber buildings, decking and avoids the mess of a concrete foundation.


Double skin sloping roof with waterproof membrane layer between skins joists double sealed firstly with waterproof joint tape. Modular prefabricated structurally insulated panels with nominal 70-75 mm insulation. Roof covering - or extremely durable synthetic rubber roofing membrane with trim. EPDM comes with a 30 year guarantee.

Windows and Glazing

Warm Core from Synseal range. 25% more efficient that traditional aluminium systems . At the heart of the system is a thermal core which significantly outperforms the polyamide thermal breaks commonly used to reduce the threat of cold bridging on aluminium windows and doors. French doors, bi-fold, single or full length glass panels available.

External finishes

Design and style are achieved with a range of distinctive cladding choices including . Accoya, powder coated aluminium, VIVIX by Formica and Vitrabond. See brochure for more details.
